When it comes to staging a house there are many things that can be done to help you maximize your profit and shorten the time on the market. I believe every home owner owes it to themselves to present the property in its most favourable light, and to do so in a way that attracts the highest number of buyers.

I have found that a lot of home owners and REA’s that think they can stage a property on their own. Staging a property is not about fancy furniture or glamorous lighting, it’s all about enhancing the natural structural element of a home, if you’re not trained to do this, it could turn out to bring you all the wrong kind of buyers (low baller’s). 

For example: If you have an Old Tutor Home and add modern furniture to stage the property, you have already made a mistake; you want to keep the focus on the home its self and not the furniture. A Professional home stager will know exactly what furnishings to use in a home to keep the cohesive flow between the homes structure elements and furnishing..

Stop and think before you try and do it yourself. Ask your self can I look at my home as a buyer would? Hmmm is the color of my home going to turn buyers off? Is my decor taste offensive? A true home stager is not out to break the bank but to help you get the most out of your property. I have seen so many home owners spend money on unnecessary home Reno’s to attract buyers.  When they could have got a second opinion and saved thousands of dollars.

You wouldn’t hire an electrician to sell your home, would you? So why wouldn’t you want to have a professional to help you and your realtor stage your property the right way.

If your home is staged right you could receive above the asking price and add 15,000 to $20,000 to an average sale price in comparison to a similar property on the market that’s not staged. New Rules Cool Off Home Sales

Canada’s housing market appears to be cooling across the board in the face of tighter mortgage rules that affect many first-time buyers of modest means, a new analysis from the Conference Board shows.

The think-tank’s snapshot of resales for August shows a widespread decline in sales of existing homes, with 21 of 28 metropolitan markets registering a drop from July, and 16 of the markets showing a fall off of five per cent or more.

We all know that the Windsor area is booming with new home construction, that everyone wants… But what about the older home that looks and feels like a “NEW’ one. Previously owned homes have certain benefits that new homes can’t compete with“Location”, for starters. They tend to be in more established neighborhoods that have a lot of character and culture, and they typically have more developed landscaping and mature greenery.”

Not to mention that if you move in to an existing neighborhood  you likely won’t have to endure the noise pollution, dust and dirt that come with living in a construction site.


So why not as a Home Seller or Agent, turn the buyers head to an Old Home with character that has the same feeling as a New house. Many a people have a hard time understanding the concept of home staging. “What is Home Staging”, you may ask?

 “Home Staging is the act of preparing a home for sale” so the buyer can mentally see themselves living there.

Another question that I hear all the time is: “Do all houses need to be Staged?

All houses need to be staged prior to sale, if you want to sell for top dollar and be in the market for a short time.  90% of buyers cannot imagine themselves in the house that doesn’t show well. Buyers are looking for that show home feeling.

Why are we so closed to the idea of investing on maximizing the return on something for most of us is our most valuable asset (our house)?

Living At Home vs. Selling Your House

Are you selling your home? If so, there are several things to consider when a potential buyer comes through the door.

1) Is cleaning the home good enough? In short, NO …being clean does not remove the clutter. To elaborate:

  • We all love our “stuff” and think our stuff makes the home feel comfortable. But guess what? The potential buyers who visit your home will most likely think it is cluttered, messy, and uninviting.
  • Buyers need to see a home in “model perfect” condition and they should be able to picture themselves living in your home. That means a minimum number of pictures of your family, no personal items like golf clubs or back packs, and no papers or mail sitting around.
  • You want the house to look like they could bring all their “stuff” and move right in. When people see your collectibles, your kid’s toys, etc., they focus on that and forget about the house. Give them a reason to see your home as their home.
